Tanya our principle has years of experience in this field and a true passion for all aspects of property management, Tanya keeps up to date with legislation as it changes, learns about legislation where ever possible before it changes and attends regular training in the industry and trains future property managers for South Australia. At ChristieRoberts Real Estate we specialise in taking on new investors and walking them through each step, we also assist many private landlords to re-gain their confidence in an agent again and we have vast experience in managing landlords who have multiple properties.

What if the tenant stops paying rent?

We have a very thorough process for handling any arrears and quite likely the lowest rent arrears percentages around. When you have your initial appointment just ask and we can go over this with you.

What if something goes wrong?

Whilst you never have to want to go down the track of making an insurance claim, in the event of a tenant not paying rent, absconding, damaging your property or many other things, you also want to know that your manager has experience in this area too! Whether it’s the tribunal hearing, the insurance claim from start to finish or even liaising with debt collectors on your behalf rest assured we have you covered!

What about my accounts being managed?

We do all this for you too! Be it the water, the council rates, strata, emergency services levies and more, consider it done! This makes claiming all your property expenses a breeze at tax time. We aim to make owning an investment property a process by where you can sit back and relax knowing your manager has got your property needs covered.

How often do you conduct routine inspections on my property?

We conduct routine inspections every 3 months, we provide our landlords with a comprehensive report which can also be viewed accessing your very own online portal. Reports are sent within a day of the inspection being performed if not that afternoon! We conduct routines every 3 months to make sure your property is covered in the event of an insurance claim and to make sure there is no maintenance that needs addressing, there are many occasions where maintenance is spotted by your property manager that a tenant has not even been aware of.

How do you prove any damages at the end of the tenancy?

Prior to your tenants moving in we take countless photos and write out a very thorough report of how every single nook and cranny was before they moved in making the end of tenancy inspection very straightforward in the event of any damages. Knowing your manager has your property covered from day one is critical and will give you peace of mind throughout the tenancy.

How long will it take my property to be leased?

Quite simply it depends on the market conditions at the time. Having said this, when your property manager is prompt at answering enquiries and processing applications, it makes for a more efficient and faster process for you!
